The full NSW transfer duty schedule
Transfer duty is worked out on a sliding scale, not a flat percentage. Each band applies to the portion of the price that falls inside it, which is exactly why a quick mental estimate tends to come up short.

What changed: we hold a single NSW schedule, effective 2026-07-01. We have no earlier NSW schedule on file, so there is nothing to compare it against here. When a new schedule supersedes this one, this is where we will say what moved and when.
First home buyer concessions
If you're buying your first home there's real relief on offer, and it's worth checking before you set your budget — the difference runs to tens of thousands of dollars.
- Up to $800,000 — no transfer duty at all.
- $800,000 to $1,000,000 — a reduced amount on a sliding scale, rising to the full duty at the top of the range.
- $1,000,000 and above — the standard rates in the table above apply.
- Our data records this concession as applying to both new and existing homes.
Eligibility depends on more than price — whether you've owned property before and whether you'll live in the home, among other things. We hold the thresholds, not the eligibility rules, so treat the figures here as the price test only and confirm the rest with the revenue office linked above.
